Standard construction methods often fail here. If you simply staple fiberglass batts between the rafters, you will likely end up with a hot, uncomfortable room that smells musty. We use advanced building science to combat these issues.
In the summer, your roof deck can reach temperatures over 140 degrees. Heat naturally radiates down into the attic. At the same time, hot air from inside your house rises – a phenomenon called the “stack effect”.
If you use standard insulation, that heat builds up. It makes your AC unit work overtime. Even worse, when hot, humid air meets cool air-conditioned drywall, you get condensation. This leads to mold growth behind your walls, which is a major health hazard.
We advocate for a different approach: Spray Foam Encapsulation. Instead of insulating the floor of the attic, we insulate the roof deck itself. We spray closed-cell or open-cell foam directly against the underside of the roof sheathing.
Thermal Envelope: This moves the thermal boundary of your home to the roofline. Your attic becomes a “conditioned space,” just like your living room.
Air Sealing: Spray foam expands to fill every crack and gap. It stops air leakage completely. This prevents the humid outdoor air from ever entering the space.
Vapor Barrier: The foam acts as a vapor retarder. It stops moisture from moving through the roof assembly. This is critical for preventing rot and mold in our humid climate.
Insulation keeps the heat out, but you still need to cool the air. Extending your existing HVAC system is rarely the right choice. Your current unit was sized for the house as it exists now. Adding 500 square feet of new load will likely strain the system.
