When you search for sunroom builders, what you actually want is a licensed
general contractor who treats the room as part of the house. Foundation,
framing, roof tie-in, glass performance, insulation, drainage, and heating and
cooling all have to work as one system.
This is the first real decision, and it drives everything downstream – budget,
foundation, permit path, and whether the room counts as living space. The
industry sorts sunrooms into five categories under the AAMA/NSA 2100 standard
published by the National Sunroom Association. In plain English, it comes down
to three practical options.
A three-season room is enclosed and weather-protected but not tied into your
home’s heating and cooling. It is comfortable roughly from March through
November in Georgia, which is most of the year. Single-pane or basic insulated
glass, vinyl or aluminum framing, an insulated roof, and often a set of sliding
or vertical four-track windows that open to full screen when the weather is
good.
Three-season rooms cost less, permit faster, and rarely require a full HVAC load
calculation. For a lot of Atlanta homeowners who mainly want to escape
mosquitoes and pollen while keeping the breeze, this is the right answer.
A four-season room, sometimes called an all-season room, is insulated and
conditioned year-round. Low-E insulated glass, thermally broken framing, an
insulated roof panel or a framed and shingled roof that matches the house, and
its own heat and air — usually a ductless mini-split heat pump, or an extension
of your existing system if it has the capacity.
Because a four-season room is heated, cooled, and open to the main house, it is
treated as a home addition
under the building code, not as a sunroom accessory. That means full residential
code compliance: proper footings, insulation values, egress, and electrical.
It costs more. It also becomes real, permanent, appraisable living space.
You may already have most of a sunroom. Existing screened porches, covered
patios, and decks with solid footings are frequently good candidates for
enclosure, and converting one is usually less expensive than building from
scratch — assuming the existing structure was built to carry the load.
We start these projects the same way every time: an inspection of the existing
footings, framing, and roof structure. Some porches are ready. Some need
reinforcement. Some need to come down. We tell you which one you have before you
spend money on drawings, which is a core part of how we approach every
exterior renovation we take on.
Only the four-season room. County tax assessors and real estate appraisers in
Fulton, Cobb, DeKalb, Gwinnett, Cherokee, Forsyth, and Douglas counties count
heated and cooled space finished to the same standard as the rest of the house.
An unconditioned three-season room is generally valued well below standard
living space — it adds enjoyment and curb appeal, but not full square footage on
paper. If resale value is a primary goal, build the four-season room.

A single-slope shed roof that ties in below the existing roofline. The most
common and most economical style, and the easiest to integrate with ranch homes
and split-levels throughout Marietta, Smyrna, and Decatur.
A peaked roof with a vaulted interior ceiling. More volume, more glass, more
light, and a far more dramatic room. Gable sunrooms suit two-story colonials and
traditional Southern architecture, which is most of Alpharetta, Roswell, Johns
Creek, and Brookhaven.
Curved eaves, heavy glazing, and a period feel. A conservatory works beautifully
on older intown homes in Druid Hills, Virginia Highland, Ansley Park, and
Morningside where the architecture can carry the detail.
One of the best uses of a backyard: enclose part of the footprint as a sunroom
and leave the rest open as deck. You get the grill and the sun on one side, the
glass and the screen on the other. Because we are also
deck builders in Atlanta, we can design both halves at once so the framing, rail heights, decking, and trim line up instead of looking like two projects that happened to meet.
Metro Atlanta sits in IECC Climate Zone 3A – warm and humid, with cooling loads
that matter far more than heating loads. A sunroom specified for Ohio will
underperform badly here.
The number that governs summer comfort in a Georgia sunroom is SHGC, the solar heat gain coefficient. Lower is better in this climate.
We specify low-E coated insulated glass units, typically argon filled, with an SHGC and U-factor appropriate to the room’s orientation. A west-facing wall of glass in
Douglasville needs different specifications than a north-facing one.
Where code requires it – doors, low glazing, and large panels – we use tempered
safety glass. Laminated glass is available where you want additional sound
reduction, which matters if you back up to a busy road.
Vinyl frames insulate well and never need paint. Thermally broken aluminum gives you thinner sightlines and more glass for the same opening, with a thermal
barrier that stops the frame from conducting heat straight through.
Wood and composite framing is the right call when the room needs to match existing trim and interior millwork.

Three-season rooms typically use an insulated aluminum roof panel. Four-season rooms usually get conventionally framed and shingled roofs insulated to Zone 3A residential values, with the shingles matched to your existing roof so the
addition does not announce itself from the street. Knee walls, floor insulation,
and a properly detailed thermal envelope are what separate a room you use in
January from a room you close off.
Most four-season rooms are best served by a dedicated ductless mini-split heat pump.
It is efficient, it is quiet, it gives the room its own thermostat, and it avoids the most common mistake in sunroom construction – tapping into an existing HVAC system that was never sized to condition a wall of glass.

A sunroom requires a permit in every metro Atlanta jurisdiction. Anyone who
tells you otherwise is planning to leave you with unpermitted square footage
that will surface at closing.
As of January 1, 2026, Georgia enforces the 2024 International Residential Code
with Georgia Amendments as part of the Georgia State Minimum Standard Codes.
Individual counties and municipalities layer their own zoning, setback, and
submittal rules on top of that. In the City of Atlanta, addition permit fees
start in the $1,450 range and review timelines run anywhere from a few weeks to
several months depending on how the application is submitted. Projects that
affect protected trees require an arborist meeting before the permit package
goes in.
Foundation requirements depend on the room type. A three-season room may sit on
a properly footed pier-and-beam structure or an existing deck frame that has
been evaluated and reinforced. A four-season room generally needs a monolithic
slab, crawlspace foundation, or engineered pier system with footings below the
frost line, tied to the house so the addition and the original structure settle
together.

cost at resale, with four-season rooms performing meaningfully better than
three-season rooms because they appraise as heated living space.
